Communication

Determining what kind of communication works best for you and clearly setting realistic expectations.  Communication also consists of me directly speaking with fellow Brokers further promoting your property.

Insight

Consists of present and historical data, statistics and other relevant market information in determining the sale-ability of your property.

Location

What does your home-property's location offer and how does it differ from the competition?

Preparation

Does your home need any fine-tuning before going to market?  Examples could be painting, light fixtures, landscaping or floor repairs.  This is only a sample.  If anything is needed then I have a team of referrals. Also, as a full service listing agent I will act as the project manager for all necessary preparations.

Presentation

Does your home show off its highlights?  Does one feel like they can comfortably move through the home?  Often, homes to show at their best need to be "de-cluttered" and an empty home could be staged with furniture. 
 
Prospective buyers are often unable to envision their things in the blank spaces if there is no furniture to give a scale.  Or if the home is too full of things then the buyers will become turned off and leave. 
 
Most importantly, get the home presented well so the PHOTOS look perfect.  Buyers want photos and will first look online.

Pricing

The theory of pricing continues to remain a delicate ingredient of selling real estate.  One does not want to be too high or too low.  But, one avenue of pricing that is not beneficial to anyone, especially the seller, is to list a property at a unrealistic high price.  The goal is not to just see if someone will "bite".  
 
Pricing will be determined by not only statistical data but also my professional opinion.  The statistical data will consist of present sales, pendings and price per square footage.  Also, the home's finishes will dictate your list price.
